Multi-generational travel just got a little more elevated in Mexico’s Riviera Maya.

Banyan Tree Mayakoba, located along the white sand shores of the Caribbean amid a protected ecosystem of lagoons and a mangrove forest, just unveiled newly renovated two- and three-bedroom family residences.

The standalone villas have spacious living areas with floor-to-ceiling windows, fully outfitted kitchenettes for private dining, and outdoor heated swimming pools with secluded terraces surrounded by lush jungle vegetation. The two- and three-bedroom layouts accommodate four to six guests, making them ideal for families or multi-generational getaways.

Envisioned like a home away from home by design firm Room 1804, the interiors blend Mexican Caribbean style with contemporary comfort, featuring neutral hues, natural wood elements, and rich textiles that reflect the region’s artistic heritage. Guests can expect plenty of thoughtful amenities, too, like complimentary bicycles sized for each family member and regionally-inspired welcome gifts.

The splashy new residences are an added boon for a property that has long been a magnet for family travelers. A range of amenities and programs that appeal to all ages include cooking classes, guided archery classes, and eco tours through Mayakoba’s canals. For children five to 12, the Rangers Club is a kids’ club offering activities like Mexican culture-inspired arts and crafts, treasure hunts, beach sports, and golf lessons at the Jim McLean Golf School at Mayakoba. Off-property adventures tailored to the whole family are also available and include trips to nearby cenotes and Mayan ruins.

“At Banyan Tree Mayakoba, our mission is to create meaningful experiences for every generation, where families and loved ones can truly connect in an environment designed for both togetherness and personal renewal,” said Afonso Cunha, the hotel’s general manager, in an interview with Travel + Leisure. “As we step into a new era for the resort—with thoughtfully reimagined family residences, dynamic new culinary experiences, and enhanced wellness offerings—we reaffirm our commitment to being a sanctuary for the senses, exploration, and relaxation.”

The resort features 162 accommodations, including 34 beachfront suites, 121 villas, and a two-story floating lagoon villa. The new family residences are part of the $45-million renovations the property will undergo this year. By the end of 2025, every guest accommodation at Banyan Tree Mayakoba will be renovated—it is the culmination of a nearly $100 million refurbishment of the hotel over the past five years.

Nightly rates for a two-bedroom family residence at Banyan Tree Mayakoba start from $1,200, and you can book your stay at banyantree.com.
